YAY.my laptop finally starts to work well.. yesterday it just couldn't access any chinese websites no matter how many times i restarted it..then i was so desperate.my dear haoting~~ luckily it got back to normal (like out of a sudden.lol.)if not i have to carry it to the computer centre and consult the technician there..haha okay..i'm sure you not gonna believe what i'm going to say.that is: we went to library mug today! i know it sounds so unbelievable cos the last time i did the same thing was actually..err..1 year ago..haha.omg.i've officially been a non-mugger for 1 year already~ actually what made us wanna become muggers again was the real estate business tutorial today.we were all poorly prepared for the presentation..so we decided to buck up for the law tutorial tmr..must prevent the history from repeating itself.. sigh.onerous uni kids.i can finally feel the pressure.. haha..looks like lynn's drowning herself in the water tank.. it's so hard to find a real estate law book from the mega huge collection of law books.. so we asked zongze to get for us..hehe. hey.this is kinmun (: shhhhhhhh!! quiet lah~ saying you!haha. how to survive through lectures without sweets? omg.qiaomeng found a real estate law book! and zongze also found me one..but i bet nobody has touched it for the past 15 years.haha. really had a great laugh while we attempting the tutorial questions.hahahaha. shall show you the hilarious question here: Ali Baba entered into a contract to sell his semi-detached house to Charlie Brown. Charlie was impressed by the following items when he viewed the premises: a) a stone statue of Snoopy which is standing in the garden b) a stained glass lampshade,attached to the ceiling by a chain,which was given to Ali Baba by his relatives when he got married c) the fitted kitchen which Ali Baba bought from Ukea Furnishings which he installed himself.He wants to dismantle it and install it in his new house which he is moving into (the furniture has still not been fully paid for-it is still on instalment from Ukea Furnishings) d) adjustable bookshelves which slot into strips of metal screwed into the wall e) ornamental fireplace which is on hire purchase from Easy Finance Limited After the sale documentation was completed and he moved into the premises,Charlie was shocked to see that none of the above items were there. i) Advise Charlie ii)How could this problem have been avoided initially i was so clueless about this..so i put the same answer for (i) and (ii) : go consult a lawyer and make the terms and conditions clear for both parties.lol. then i saw chingman's answer: i would advise Charlie not to buy the house at the first place.LOL so we decided to ask zongze.he told us must bring out the issue of fixture.which is considered part of the property..so Ali Baba has no right to take away. so i asked chingman: which of these can take away? cm: statue and lampshade. me: huh?statue not fixture?how to take away? cm: just carry lor.(LOL) me: orh.then the fitted kitchen and bookshelves leh? cm: they're fixtures. me: and fireplace also? cm: orh..that one zongze say depends.. me: huh? cm: cos if take away...charlie will be very cold. me: ............... LOL! and today i really did learn something. like: joint tenancy.tenancy in common.and ...fixture! HAHA!
